Process
As a facilities and property owner, the entire process involves Audit, Evaluate, Plan, Design, Construct.

We will facilitate this process for you by conducting a two-part evaluation: a Physical Analysis and a Functional Analysis.

I. The Physical Analysis addresses all the elements of the primary structural system (what holds the building up and together), the secondary structural elements (that which you see and which keeps the weather out), service systems, (mechanical, electrical, and plumbing) and safety standards.

  • Is the structure generally sound?
  • Is the foundation solid and dry?
  • Is the heating and ventilation system adequate?
  • What is the condition of the wiring and plumbing?
  • Are the floors solid and level and will they hold their intended weight?
  • What is the practical, useful life expectancy of the facility?
  • How much are owning and operating costs?
  • Are there preventive maintenance schedules and related budget resources in place?
  • If significant buildings and grounds investment is required, what are the economics of the situation? What is the reasonable ROI expectation?
  • Is the roof in good condition and does it drain well?
  • Does the structure meet building codes?
  • Is it worth keeping?
  • Can it be renovated/modified? Should it?

II. The Functional Analysis evaluates the suitability of the building to accommodate its current use as well as its suitability for adaptation for other uses and its appropriateness for users with various handicaps, especially those prevalent among an aging population.

  • Are users of the facility crowded or is there abundant excess (wasted) space? Ratio of non-assignable space to usable?
  • Does the facility have historical significance? Is it significant in terms of your heritage? Would it have value to someone else?
  • If sold, will you realize some financial gain for the building(s) or property?
  • Is the property well located for other development? 
  • Does the facility meet your program needs?
  • Does the building offer operational efficiencies? Could it?
  • Does the facility “fit” contextually?
  • Is this the highest and best use of the site and facilities?
  • Do adjacent spaces make sense? Can this be changed?
  • Are there challenges with ADA/access?
  • Will it/can it meet compliance for standards – codes, licensing, etc.? 
  • Does the facility deliver your image and positioning?
  • Does the facility support your mission/purpose? 

Deliverables

We will produce a written report for your facility giving it a numeric quantitative score as well as a written qualitative summary of specifics strengths and weaknesses.  These numerical scores are particularly valuable later in comparing the relative strengths and weaknesses of your facility. The qualitative summary is particularly helpful in identifying required maintenance or capital improvement needs.
